TrueNorth Oversight provides independent, trusted guidance to property owners across the Upper Peninsula. We protect our clients’ investments, time, and vision by delivering clear direction and unbiased expertise — helping families and businesses build with confidence for generations to come.
Most property owners only discover how expensive and stressful construction can be *after* problems appear. TrueNorth helps you avoid the most common — and costly — mistakes.
Without independent review, many owners sign contracts with vague language, missing protections, or unrealistic bids. This often leads to expensive change orders and disputes later.
Typical Impact: Unreviewed contracts frequently result in 10–20% cost overruns from poorly defined scope and weak terms.
TrueNorth Value: Our contract and bid reviews often save clients $15,000 – $60,000+ by catching issues before they become expensive problems.
Waterfront and complex projects in the Upper Peninsula often involve EGLE, shoreline, and zoning requirements that many owners (and even some contractors) miss until work is already underway.
Typical Impact: Missed requirements can cause months of delays and significant extra costs.
TrueNorth Value: Early identification and navigation of regulatory requirements frequently saves clients both time and tens of thousands in delay-related costs.
When you only have the contractor’s perspective, it’s easy to overpay or accept lower-quality work. An independent advocate ensures you get fair pricing and proper quality control.
Typical Impact: Projects without oversight commonly experience 8–15% in avoidable cost overruns.
TrueNorth Value: Our involvement as Owner’s Representative typically reduces total project cost by 5–12% through better negotiation, scope control, and quality oversight.
Managing a construction project yourself can easily consume 10–20 hours per week — time most homeowners and business owners simply don’t have.
Typical Impact: Owners often sacrifice family time, work productivity, and peace of mind.
TrueNorth Value: We handle coordination, quality checks, and issue resolution so you can focus on your family and business — while still staying informed and in control.
In most cases, our services more than pay for themselves through avoided costs, better outcomes, and reclaimed time.

A family was preparing to build their dream home on a beautiful waterfront lot in the Keweenaw. They had received what seemed like a competitive bid from a local contractor and were ready to sign the contract. However, they wanted a second set of eyes before committing.
We conducted a full Clarity Review of the proposed contract and bid documents. Our review uncovered several critical issues: vague scope language that left the owner exposed to change orders, unclear payment terms, and missing protections around delays and quality standards.
Working with the owner, we negotiated significant improvements to the contract language. The contractor ultimately agreed to clearer scope definitions and better protections for the owner. The family avoided what we estimated could have become $47,000+ in disputed change orders and delays. They moved forward with confidence, knowing their interests were protected.
"We were about to sign something that could have cost us tens of thousands. Having TrueNorth review everything gave us peace of mind we didn’t even know we needed."
— Waterfront Homeowner, Keweenaw Peninsula
A local resort owner was planning a significant expansion that included new waterfront cabins and infrastructure improvements. The project was already behind schedule because of unexpected permitting requirements from EGLE and local zoning authorities. The owner was frustrated and concerned about missing the upcoming season.
We were brought in through our Blueprint Advisory and later Project Guardian services. We conducted a thorough regulatory assessment early in the process, identified the specific permitting gaps, and helped the owner and their design team navigate the EGLE and shoreline permitting requirements efficiently.
By catching the regulatory issues early and guiding the team through the correct process, we helped the project avoid what could have been 4–6 months of additional delays. The expansion stayed on a revised but achievable timeline, allowing the resort to open the new cabins for the peak season. The owner estimated the early intervention saved them well over $80,000 in lost revenue and carrying costs.
"TrueNorth didn’t just review paperwork — they helped us navigate a complex regulatory process we didn’t fully understand. Their involvement literally saved our season."
— Resort Owner, Houghton County
An investor was developing a multi-family housing project and had already approved several large change orders without proper documentation or negotiation. Costs were climbing, and the project was at risk of going significantly over budget.
We were engaged mid-project as Project Guardian (Owner’s Representative). We implemented a structured change order review process, required proper backup documentation, and negotiated directly with the general contractor on disputed items.
Within the first 90 days, we helped reduce the total value of approved change orders by over 60%. The project finished with total costs approximately 9% under the revised budget. The investor was able to maintain profitability while still delivering a quality product.
"Bringing TrueNorth in mid-project was one of the best decisions we made. They brought discipline and accountability that completely changed the trajectory of the project."

Leander brings more than 15 years of experience in construction management, project development, and owner advocacy to TrueNorth Oversight. A lifelong resident of Michigan’s Upper Peninsula, he has deep roots in the Keweenaw and a strong understanding of the unique challenges of building in this region.
His career began in 2011 as a Site Manager on large-scale industrial projects. He later co-founded and grew multiple construction companies, gaining hands-on expertise in commercial flatwork, residential foundations, and complex project execution. Key projects have included multi-family developments, waterfront resort infrastructure, campground expansions, and regulatory compliance work with EGLE.
Most recently, Leander served as Director of Construction & Development for a multi-entity organization overseeing residential, commercial, and hospitality projects across the Upper Peninsula. This experience gave him a comprehensive view of the full construction lifecycle — from early planning and permitting through execution and closeout.
He founded TrueNorth to fill a clear gap: property owners often lack truly independent guidance when making major construction decisions. Leander’s mission is to provide unbiased expertise that protects his clients’ time, money, and vision — whether they’re building a home, expanding a business, or developing waterfront property.
Outside of work, Leander and his wife Pam (married for 22 years) are raising their three children in the Houghton area. Their son Alex (age 20) is entering his third year at Michigan Tech studying Computer Science. Their daughter Natalie (age 16) is homeschooled and trains at Superior School of Dance. Their youngest son, Wyatt (age 5), shares his father’s love for building and the outdoors. Building a business that respects family time while creating meaningful work was a major motivation behind starting TrueNorth.
AI tools can be helpful for identifying basic language issues in contracts. However, construction projects involve many important factors beyond contract wording — such as local regulations, site conditions, contractor dynamics, and decisions that arise during the build. TrueNorth combines contract review with practical experience and ongoing advocacy, helping you make better decisions throughout the entire process.
Your contractor brings valuable expertise to the table. At the same time, they have a natural interest in the financial outcome of the project. TrueNorth works exclusively for you. We provide an independent perspective, help you evaluate options clearly, and advocate for your best interests throughout the project.
We offer straightforward pricing with four main options: Clarity Review ($3,500–$5,500), Blueprint Advisory ($6,500–$9,500), Project Guardian (3.5%–4.5% of project cost), and the North Star Retainer ($2,000–$3,500 per month). Many clients find that our involvement helps reduce overall project costs and stress.
Not necessarily. Some clients start with just a Clarity Review before signing a contract. Others engage us for full Project Guardian oversight from start to finish. We’re happy to recommend the right level of support based on your project and goals.
We can still be helpful. Many of our engagements begin after construction has started. We assess the current situation, identify opportunities to improve outcomes, and help establish clearer processes moving forward.
We do not accept commissions, referral fees, or any form of compensation from contractors, suppliers, or designers. Our only client is you. This independence allows us to give advice based solely on what’s best for your project.
Owner’s-rep work is focused on the Keweenaw, Houghton, and surrounding region. Concrete advisory — Type 1L, superflat floors, tilt-wall, pour sequencing, and forensic slabs — is available nationwide, including remote mix review and fly-in pour coverage.
